Market value report
We will produce this comprehensive report to illustrate how much other properties similar to yours have sold for or are for sale currently - most recently and specifically within your local area.
Valuation for sale
Using our extensive experience and highly proactive approach to sales, we will advise you on your asking price. Our recommended value will be realistic in relation to the market at the time and will therefore ensure a prompt, effective sale can take place. During this consultation we will also ensure that you know exactly how we are going to use our marketing skills on your behalf.
The property will be marketed immediately upon instruction and – provided that we are in receipt of the Energy Performance Certificate – we will arrange all viewings through our office, accompanied by a Strawberry representative where relevant.
On-going marketing appraisal
Strawberry will keep you informed about all activity and interest which we have received and will regularly change images to keep the property fresh and interesting to those who are searching at any point in time. Our reports to you will also include details of any activity within the market that may have an effect on the value of your property.
When an offer has been received we will firstly ensure the buyer is actually in a position to proceed. We will also ask to see sight of, or gain proof of, their deposit and proof of funding for the balance, be it cash or a mortgage in principle. You will be advised of all of these details and can therefore also be reassured of the prospective buyer’s position. The property will not be advertised as ‘under offer’ or ‘sold subject to contract’ without a genuine buyer in place who is entirely able to proceed.
We will keep in regular contact with all parties to ensure a swift, efficient, prompt sale takes place.
Our fees are deducted from the purchase price and are usually paid by your solicitor.
At Strawberry we forge strong relationships with suppliers and providers who share our professionalism and commitment to customer service and to that end we are able to assist with both conveyancing and independent financial advice should these be required.
EPC - Energy performance certificate
It is now the law that every property has an Energy Performance Certificate prior to being marketed. The cost to carry this out is £75 (plus VAT) and can be arranged by Strawberry on your behalf however payment is required up-front. We can ensure that this is carried out whilst the draft details are being prepared so that we do not lose any time in getting your property marketed.#
