EPC causing issues? No fear, we have a solution!

Everyone most probably already understands the need to have an Energy Performance Certificate (EPC) for any property which is to be marketed for sale or rent. Less well known however is the implications of that property failing to ‘pass’ the EPC requirements and what this means for Landlords in particular who are trying to let.
Since April of this year Landlords have had to achieve a minimum rating of ‘E’ on the EPC for their rental property. Failure to do this could result in a penalty of up to £4,000 – a not unsubstantial sum! So, what to do if the survey shows that the property is indeed somewhere on the E to G side of the scale?
This is a question which has been playing on the minds of the team here at Strawberry for some time now, especially since we like to offer our clients solutions to make their lives easier whenever we can. We have recently sourced a provider who can carry out a ‘desk top review’ service of any EPC which looks at the current survey, analyses any work done since and then calculates what additional steps could be taken to improve to the desired rating of E. In short, this service identifies the shortest and easiest route to take a non-compliant property to one which can be rented out without the risk of fines.
If, for whatever reason, the work required cannot be carried out (e.g. due to restrictions within the area or the property’s specific location) then a Green Deal assessment can be made. Provided that this additional check confirms that no remedial action is possible, the property will be given a unique code and be added to an exemption register.
We feel that this service offers Landlords with older, traditional properties and those with more ‘individual’ characteristics a real solution to what otherwise could be a barrier to rental. In terms of cost - around £42 (incl. VAT) for the review and then £114 (incl. VAT) for the Green Deal assessment – it is also a realistic price to pay to move on with the property let whilst staying on the right side of the legislation.
