We recently took over the management of a number of properties owned by a landlord who had become very unhappy with his existing agent. When we got his call requesting our services we of course sprang into action immediately and set about resolving the problems which he had previously been experiencing. We have carried out property checks, highlighted and reported any maintenance requirements and worked with the landlord to handle repairs (either themselves or with our trusted contractors).
One of the key points we raised in this particular case was the lack of any kind of check-out with the previous agent which meant that condition reports were never made and blame for any damage could not be fairly apportioned. Also, as a result of there having been no inspections, the properties had been allowed to deteriorate (unbeknown to the landlord), keeping them in a lower rental value band.
With the appropriate checks put in place right away and recommendations for repair, redecoration and deep cleaning made and actioned quickly, we were able to carry our new rental valuations and achieve a 25% increase for each of the flats. The result for this now very satisfied landlord is that he has a much less stressful life, has happy tenants, has properties to be proud of and has increased his revenue significantly in the process. The additional rental we have achieved more than pays for our management fees, so you could actually say he is getting all these wonderful things totally free of charge!!
